How to Check a Land Title at the Ministry of Lands

Verifying a land title before you buy is the single most important step in any land transaction in Uganda.

Step 1: Get the title details. Ask the seller for the Certificate of Title — this shows the plot number, block, registered owner, and any encumbrances (debts or restrictions on the land).

Step 2: Visit the Ministry of Lands office. Go to the Zonal Land Office for the district where the land is located. Bring the plot number and block number.

Step 3: Request a Title Search. Pay the official search fee (usually UGX 20,000–50,000) and request a formal search. This shows the current registered owner and any caveats or mortgages on the property.

Step 4: Confirm the seller's identity. The registered owner on the title must match the person selling you the land. If the seller is a company or representative, verify their authority to sell in writing.

Step 5: Check for caveats. A caveat means someone else has a claim on the land. Do not buy land with an unresolved caveat.

Step 6: Hire a licensed surveyor. Before paying, have a licensed surveyor confirm the boundaries match the title.
